Building and Parking: Somerset is a low density (16 units total) condo building directly across from beach access 45. We have two covered parking spaces for two vehicles, one behind the other. Bedroom#1 King bed, luxury mattress, flat screen smart TV. High-quality cotton linens. There is plenty of dresser and closet space and hangers for your use. Full en suite bathroom. Bedroom#2: Two full-size beds with luxury mattresses, flat screen smart TV. High-quality cotton linens. There is plenty of dresser and closet space. The Living Space: 55” Flat screen smart TV, ample seating and living space. Couch features a pull-out sofa. Brand new LR furniture as of 7/1/23. Kitchen: Fully stocked kitchen, including blender, toaster, and coffee maker. Stainless steel appliances and finishes. Upgraded granite countertops and luxury tile backsplash. Eat in kitchen with high-top bar stools. Bathrooms: 2 full sized bathrooms with tub/showers. Brand new vanities, light fixtures, toilets, and mirrors. Laundry: Full size stacked unit available for your convenience. Detergent and dryer sheets included. Balcony: Guests have access to a balcony outside with plenty of seating to enjoy the lovely weather in Panama City Beach! Towels and Linens: We provide luxury linens, plenty of pillows, and full-size towels for our guests. Please bring your own beach towels! Beach Supplies: We have beach chairs and some beach toys. Nearby Attractions: We are next to the famous “Salty Goat Saloon” which serves great drinks, delicious burgers, and live music. “The Pour” is a delicious local coffee shop that serves handcrafted coffees and homemade treats, just a 3-minute walk away. We are a 10-minute drive to Pier Park, as well as dozens of fantastic restaurants. Looking to explore? Historic St. Andrews is located a short 20 minutes away which offers shopping, delicious restaurants, and entertainment. Shopping at 30A is an easy ride as well. We are centrally located between 2 state parks, Camp Helen and St. Andrews State Parks, that offer a variety of outdoor recreational activities, and just a 10-minute ride to Frank Brown Park sports complex. Something to note about our unit is that there are two flights of stairs, and we do not have an elevator. And while we do not have gulf views, we are directly across from beach access 45!

BOOKING AGREEMENT: By booking the property, you and your party agree to read and adhere to all House Rules and Fees stated in the Listing. RENTAL AGREEMENT: Guests must have Goverment ID on file with Airbnb to book instantly. Taxes are automatically collected and remitted by Airbnb to state of FL. QUIET HOURS: Our quiet hours at our condominium are between 10pm and 8am. Please be respectful of our neighbors. AGE REQUIREMENTS/FAMILY RENTALS ONLY: Vacationing students and groups under the age of 25 are not permitted. Absolutely no parties or loud gatherings. All violators will be evicted, and all rental payments and/or deposits will be forfeited. Reservations made under false pretense are null and void, and check-in will not be allowed. This policy includes reservations made by parents who do not check in and/or who leave overnight during the length of stay. MINIMUM STAY: We require a minimum 4 night stay during the peak season. All stays require a one-time housekeeping fee. SMOKING POLICY: We do not allow smoking of any kind in our condo. Per HOA rules, smoking is not permitted in any common areas of the building. Guests must dispose of all tobacco products. Minimum damage fee of $500 for smoking inside. PET POLICY: We welcome responsible pet owners and up to 2 well-behaved pets with prior approval and paid pet fee of $75. Pets must be kept off of all furniture inside, including couches, chairs, and beds, and should not be left unattended if they are anxious or bark while you're away. Please help us to continue to be pet friendly hosts! Pet waste must be properly bagged and disposed of in trash cans outside. Minimum charge of $200 if housekeeping is left responsible for excessive pet hair on furniture or any damage to linens, furniture, fixtures, or other property. LINENS/SUPPLIES: The beach house is fully furnished with linens and towels. We provide initial set-up for toilet paper, dishwasher pods, paper towels, laundry detergent, and trash bags. Any additional supplies will be purchased by the guest. No linens may be taken from the property to be used at beach areas. Please bring extra towels and blankets to use at the beach. Daily maid service is not provided. However, the house is equipped with a washer and dryer. Guests will be charged for any linens permanent stained or damaged. TRASH POLICY: Guests must place bagged trash in the dumpster along the side of the building on Fernwood Street. Do not leave trash outside of the unit or in stair wells. Trash must be bagged and placed in the dumpster, including pet waste. All trash must be removed from the house and placed in the dumpster upon check out. MAINTENANCE ISSUES: Please notify us of any maintenance needs during your stay, so repairs can be scheduled. INSPECTION: Upon check-in, please inspect the house and report to us any damage or issues. Upon checkout, the house will be inspected for damage and observance of house rules. DAMAGE: Accidents happen. Please report any damage immediately to us via Airbnb message and include a photo of the damage. Additional fees may be incurred based on damage at guest expense.

Well-behaved pets are welcome, with approval. Basic cable and Wi-Fi (400mbps!) are available for guests to use. We have smart TVs with Roku guest mode, so you can easily sign in to all your favorite streaming services while you stay. THERMOSTAT: Feel free to set the thermostat to make yourselves comfortable. A temperature ca be selected by moving the number on the right hand side of the thermostat screen. To keep the humidity down as much as possible, the fan must stay set at AUTO. Please do not open windows or leave the sliding door open while AC is running. If the thermostat detects a cooling problem or irregular temperature changes while running, it may turn off the air conditioning equipment.
